2 Theydon Place

Not all of our projects get built and some, like this project, find themselves confined to the drawing board because the cost of building exceeds the Clients’ budget which is often set despite what we, as architects, advise.

This particular project was an attempt to convert a characterful, modern, bungalow into a chalet bungalow. The existing property was located in a road of identical houses and, therefore, the challenge was to extend without making the house stand out in the streetscape – something we feel we achieved particularly well.

The Clients were extremely happy with the design but unfortunately, when tenders were returned, could not afford to carry out the works.

Each of the new properties achieves Code 3 of the Code for Sustainable Homes which, until it was recently withdrawn, sought to improve the standard of new housing. The houses also meet Harlow Council’s space standards for new homes which are contained within the Harlow Design Guide and the Lifetime Homes Standards.

Practical Completion was granted in December 2015 with the first tenants moving into their new homes in time for Christmas.
